Development Capital for Emerging Strategies

Our focus is specific: converting well-located multifamily buildings in strong urban markets to branded or boutique hotels. In the right urban market, a change of use can lift an asset's revenue profile and value well beyond the value of the prior use as a multifamily property, and the conversion is accomplished through a change of use and operating enhancements rather than ground-up construction. As this strategy institutionalizes, access to capital improves, which rewards the investors that take an early position.

ALUM Clubs

Norman, OK - Home of the University of Oklahoma

Alum Clubs is a luxury hospitality concept built for the affluent, recurring visitor economies of major university markets. Many small towns with large universities draw a wealthy and loyal visitor base, yet no hospitality product serves that audience at the right level of quality, identity, and programming. Alum Clubs fills that gap, combining luxury accommodations, restaurant and bar, private member's club including fitness center, resort-style pool, and wellness center, and programming tied to the university ecosystem.

An affiliate of Bartizan Capital will be a co-developer in the project and has been instrumental in site selection, and project programming. Alum is led by an experienced hospitality development and operating team with a defined pipeline across leading college markets. Bartizan is looking to deploy capital into the sports-themed, college-town hospitality space while it is early and before the category crowds.
